Does buying land or a house grant me an Indonesian visa?

Owning property alone does not automatically grant residency. There are, however, various visa options for investors, long-stay residents and KITAS holders that we review together with our partners on the ground.

How does land ownership work?

Foreigners cannot own land directly in Indonesia. The plot is leased for 80 years through a company — a secure, legally recognised structure that we set up entirely for you.

Can I pay for land and house in instalments?

Yes. We offer instalment plans for both land and construction, giving you financial flexibility. We agree the exact terms with you individually.

How are taxes on rental income handled?

Rental income is subject to Indonesian tax law. We recommend consulting a tax professional; our team supports you with structuring and reporting.

How do I receive my rental income?

Payouts go via your preferred channel — international wire transfer, local structures or other agreed methods. We make the process smooth and transparent.

What happens to the villa when I'm not there?

On request we take over full management: rentals to vetted guests, cleaning, maintenance and reporting. You can use the villa yourself anytime — we simply block those dates from rental.
